We understand that new homes and community facilities must be supported by the right infrastructure, for the benefit of both future residents and existing neighbours.
We are committed to investing in essential infrastructure, guided by detailed technical assessments. This will help make the new community safe, well connected and resilient, supporting a thriving community both now and in the future.

Transport
A sustainable travel approach
Lowarth Treveben will be designed to make it easier and safer for people to travel without relying on the private car. This includes:
- A new half-hourly bus service will be introduced from Padstow to St Columb Major. This will be fully funded by the development for the first five years of operation.
- Walking and cycling routes linking homes, schools, green spaces and Camel Creek Family Adventure Park that will be safe and direct.
- Traffic-calmed streets by design to create a safer environment for pedestrians and cyclists.
- Secure cycle parking across the village.
- A village-centre transport hub with links to nearby towns and services.
- Shared travel options such as electric vehicle car clubs and community transport.
- Contributions towards improvements to local roads, including a new junction from B3274.
This approach will help reduce congestion, improve air quality and encourage healthier lifestyles.

Infrastructure
Investing in the future
The infrastructure at Lowarth Treveben will be designed to remain safe and effective throughout the life of the development. By planning ahead and working closely with key organisations, the village will be supported by infrastructure that is reliable, sustainable and suited to the needs of the community.
There will be significant financial and onsite contributions made by the projects for:
- Funding the new bus route for five years
- Local education provisions
- Healthcare and GP services
- Primary Healthcare contributions – we have discussed the opportunity for NHS provision onsite, however their preference is a financial contribution so that primary care needs can be directed in the most appropriate way to meet the overall population.
- Utilities upgrades, including electricity, water and sewage
- Car club

Drainage
Sustainable drainage and foul water
Where the ground is suitable, rainwater will be allowed to soak naturally into the soil, this approach has been carefully informed by groundwater monitoring and soakage testing carried out over the past year during the peak winter periods.
Where water needs to be discharged into existing streams or ditches, the flow will be carefully controlled so it is below that of the existing rate before any development took place.
A range of natural drainage features will be woven throughout the development to manage rainwater in an environmentally friendly way. These include:
- Two large ponds to create a wetland park, contributing to new wildlife habitats and green spaces.
- Open grassed channels (swales) will carry and naturally filter rainwater along green corridors across the site, with smaller ponds and basins dotted throughout.
- Homes and buildings will also manage rainwater close to where it falls, using features such as rain gardens, permeable paving, and planted areas.
- An existing stream will also be extended to create around 100 metres of new natural stream habitat in the eastern parcel of the site.
- The existing watercourse will be improved, with the removal of a poor quality culvert.
The new homes will be connected to the existing Wadebridge Sewage Treatment Works, ensuring that all foul water from the site is properly managed and treated. The site is expected to connect to this system once the current regime of improvement works to treatment plant have been completed.
To support this, the project will secure the substantial necessary funding to upgrade the treatment works, making sure it has the capacity and infrastructure needed to handle the additional demand are met without any adverse impact upon the existing populations This commitment will ensure the facility continues to operate effectively and to the required standard, both for existing users and for the new community being created.
We have worked proactively with the Lead Local Flood Authority, The Environment Agency and South West Water to propose a robust and deliverable drainage strategy.
