Lowarth Treveben is focused on more than delivering new homes. It is about creating a thriving and connected community with the infrastructure and facilities that local people need to live well.
The proposals are designed so that residents benefit from high-quality amenities, open spaces and opportunities to connect, learn, work and stay active. By providing the right infrastructure from the outset, the village will support everyday life and help build a strong sense of community.

Facilities designed to respond to local needs
The proposals include a range of facilities and spaces designed to respond directly to local needs and support a thriving, well-connected community:
- New primary school – a modern school that will support local children, reduce travel times for families and help foster a strong sense of community from an early age.
- A new local centre – cafés, services and meeting places that encourage social interaction and help create a self-sufficient community.
- Care home facility – a purpose-built home providing high-quality residential care, supporting residents to live in comfort close to home and family members.
- Community hall – a flexible hub for community events, meetings and activities, helping to strengthen social connections and community life.
- Space for start-up businesses – flexible commercial units designed to encourage entrepreneurship, support small businesses and create local jobs within the village.
- Sports pavilion and pitches – outdoor recreational facilities, including football pitches, providing opportunities for sport and physical activity for all age groups.
- Open spaces – parks and landscaped areas for relaxation, play and recreation.
- Connected walking and cycling routes – safe and accessible routes for pedestrians and cyclists that encourage active travel, reduce reliance on the car and connect residents to schools, shops and local amenities, helping to create a sustainable 20-minute neighbourhood where every day needs can be met close to home.
- New bus service – A new half-hourly bus service will be introduced from Padstow to St Columb Major via the settlement, to serve the development and the wider community, improving access to local facilities, nearby towns and public transport connections while helping to reduce reliance on the private car.

Teaching the next generation
Ideas from local students
Students at a school local to the site showcased their geography talents by sharing their best ideas on how to design a new community. Students worked in groups to draw their ideas for the site including local independent shops and brands, inclusion of a new gym space, space to get outside and enjoy nature, solar power and car free high streets. The team have taken time to record all of the ideas within the drawings and will be looking to integrate some of these into the final designs for the site.
